The system was “intermittently failing,” which really meant it worked when dry and failed during heavy marine layer mornings. This mistake usually traces back to whoever pulled the conduit, not necessarily whoever programmed the system. But the symptoms show up as “access control problems,” so it’s worth understanding.
Low-voltage access control wiring, like the 12V or 24V trigger lines that run from a keypad or controller to the gate operator, is sensitive to electrical noise. When that wiring shares a conduit run with 120V AC power lines without proper separation or shielding, the alternating current induces voltage fluctuations in the low-voltage cable. The result is phantom triggers, where the gate opens without any valid input, or lockouts, where a valid input doesn’t register at all.
We diagnosed one of these in a Scripps Ranch commercial property last year. The gate would open randomly at 2 AM, 4 AM, seemingly whenever the parking lot lights cycled. The access control log showed no valid entries. The property manager was ready to replace a $1,200 FAAC operator. What we found was the low-voltage trigger cable running through the same unseparated conduit as the photocell power supply. Every time the photocell’s transformer hiccupped, it induced enough noise to trigger the operator’s input.

This is the mistake that can actually destroy equipment. It happens most often during upgrades, when a property owner replaces an old access controller with a new “smart” unit but keeps the existing gate operator.
Here’s the issue in plain terms. The access controller’s output relay sends a signal to the gate operator’s input terminal, telling it to open. That signal has a voltage. The operator’s input expects a specific voltage. When they don’t match, damage follows.
A common scenario: a new controller has a 12V DC output relay. The existing operator, maybe a 15-year-old Mighty Mule or an early Linear system, expects a dry contact closure or a 24V AC input. Feeding 12V DC into a 24V AC input doesn’t just fail to work. It can backfeed voltage into the controller’s output circuit, fry the relay, and in some cases damage the operator’s input board. We’ve seen both devices need replacement from a single mismatch.
Before any upgrade, verify three things: the controller’s output type (voltage, dry contact, or open collector), the operator’s input requirements from the manual or wiring diagram, and whether an isolation relay or interface module is needed to bridge incompatible systems.
